MiniMo is an AI clarity companion for Texas real estate. She is built on the experience of Maureen "Mo" Cappallo, a licensed Texas broker with nearly 30 years combined in banking and real estate. She helps buyers and sellers feel oriented, and she helps Texas-licensed agents find compliant, client-friendly language for the conversations they have every day.
Who built MiniMo?
MiniMo was created by Maureen "Mo" Cappallo, founder and CEO of Momentus Real Estate Group, a boutique brokerage in Grapevine, Texas. Mo carries nearly 30 years combined experience: 15 years in banking and 14+ years as a Texas real estate broker. She has personally served over 1,500 families, including 600+ veteran families and more than 1,400 new construction transactions. MiniMo carries the way Mo thinks about real estate, so more people can have a calm, honest conversation about it.
Is MiniMo a real estate agent or broker?
No. MiniMo is an educational AI tool. She is not a licensed real estate agent, broker, lender, attorney, financial advisor, tax professional, or appraiser. Using MiniMo does not create any agent-client, broker-client, or fiduciary relationship. For representation in a transaction, you need a licensed real estate professional.
What is the relationship between MiniMo and Momentus Real Estate Group?
Ask MiniMo operates independently of Momentus Real Estate Group. While MiniMo is powered by Mo's experience, this platform does not provide brokerage services. Any brokerage services from Momentus Real Estate Group are offered separately, only through a direct client relationship with appropriate written agreements.
2What MiniMo can and cannot do
Can MiniMo give me lending or mortgage advice?
No. MiniMo was built by a licensed real estate broker, not a loan officer. She can explain how loan types generally work (VA, FHA, Conventional). She will not quote rates, estimate payments, or pre-qualify you. For specifics on your situation, a licensed lender is the right resource. Rates and qualification are a lender's job, not MiniMo's.
Can MiniMo tell me how much house I can afford?
No. Affordability requires a licensed lender to look at your income, credit, debt, and full picture. MiniMo can explain the general factors people consider, but the math on your situation needs a professional.
Can MiniMo give me legal advice about contracts?
No. MiniMo is not an attorney. She can explain general concepts and help you think through what to ask. For interpretation of your specific contract, a Texas real estate attorney is the right resource.
Can MiniMo represent me in a real estate transaction?
No. MiniMo cannot negotiate, write offers, run a comparative market analysis, or act as your agent in any capacity. She is an educational tool, not a representative.
Can MiniMo tell me what a house is worth?
No. MiniMo is not an appraiser, and a real value takes a comparative market analysis from a licensed agent or a formal appraisal. She can explain how those are built so you know what to expect.

Is MiniMo free?
Yes. MiniMo Lite is free for anyone, with 15 messages per month. Buyers and sellers stay free forever, no credit card required.
What is MiniMo Pro?
MiniMo Pro is $19 per month for verified Texas-licensed real estate agents. It includes unlimited messages, persistent memory across sessions, and Pro-only features built around agent work (Walk Me Through This coaching mode, Script Vault, monthly Field Notes digest). Pro starts with a 30-day trial. Billing runs through Stripe. You can cancel any time.
Why is Pro Texas-only?
MiniMo is anchored to Texas real estate. Mo is a licensed Texas broker (TREC #620163), and the compliance framework MiniMo checks against is Texas-specific. For agents licensed in other states, the fundamentals translate but the state-specific compliance language does not. Pro requires a verified Texas TREC license number and an attestation that you are currently licensed by TREC in Texas and in good standing.
Can I cancel anytime?
Yes. MiniMo Pro is month-to-month. Cancel from your billing portal, no questions asked. You retain access through the end of the current billing period.
Why use MiniMo instead of a general AI assistant?
A general AI gives generic information. MiniMo is built around Texas real estate specifically, with TREC rules, Texas contract forms, new construction details, and VA loans woven in. She also has guardrails to keep conversations educational rather than crossing into territory that requires a licensed professional.
How do I get MiniMo on my phone like an app?

How current is MiniMo's knowledge?
MiniMo's compliance reference was last verified on April 30, 2026. Texas law and TREC rules change. MiniMo never implies currency beyond that date. The verification date is shown in the chat footer and on every legal page. When the source-of-truth is re-verified, that date refreshes everywhere at once.
Is MiniMo TREC-licensed?
No. MiniMo is an educational AI tool. She is not regulated by TREC, and she does not replace the services of a TREC-licensed professional. Mo is the licensed broker (TREC #620163, Brokerage License #9014872). MiniMo is software.
5Geographic coverage
Is MiniMo only for Texas?
MiniMo is built around Texas, exclusively. For Texas real estate, especially the Dallas-Fort Worth area where Mo practices, she is the most useful. For real estate questions in other states, she can help with universal concepts but routes you to a licensed professional in that state. MiniMo Pro is for Texas-licensed agents only.
Which areas does Momentus Real Estate Group serve?
Momentus serves the greater Dallas-Fort Worth metroplex across 8 counties: Tarrant, Collin, Denton, Dallas, Rockwall, Kaufman, Ellis, and Grayson. MiniMo is a separate educational tool, available regardless of where you live, anchored to Texas real estate.

I'm an agent. Will MiniMo replace me?
No. MiniMo is built to make agents better, not to replace them. She helps you find the right words, surface the right questions, and stay compliant. She is a clarity companion, not a competitor. Clients still need licensed agents for transactions. MiniMo helps you communicate more clearly inside that work.
How does MiniMo help with TREC compliance?
MiniMo is built with TREC rules in mind, including TRELA §§1101.562 and 1101.563 (codified from SB 1968), the IABS form, and current advertising rules. She suggests compliant phrasing, frameworks, and questions to ask, never rigid scripts. Your professional judgment, your broker of record, and your attorney remain the final authority for any client-facing language.
Can I use MiniMo's output with my client?
Yes, with a review pass. MiniMo's output is starting language, not a finished script. Read it once in your own voice, adjust anything that does not sound like you, and own it. Your professional judgment governs every word that goes to a client. Your broker of record and your attorney remain the authority for compliance on client-facing material.
What about brokerage operations questions?
Those route to your broker of record, not to MiniMo. Your broker is accountable for your acts under TREC §535.2, and your brokerage's policies may shape the right move differently than what TREC alone says. MiniMo can help you frame the conversation with your broker, or explain what TREC says generally. She will not get between you and your broker on a brokerage operations decision.
7Privacy and security
Is my conversation with MiniMo private?
Yes. Conversations are not sold to third parties. Information is used to provide and improve the service. MiniMo conversations do not create any client relationship with Momentus Real Estate Group. The full Privacy Policy lives at /privacy.
What happens to my data if I cancel?
If you cancel a Pro subscription, your information is retained for a reasonable window to allow reactivation, then deleted or anonymized. You can also request deletion any time. Contact details are at the bottom of this page.
