Where her knowledge comes from

She is anchored to Texas real estate, exclusively. Her foundation is Texas law, TREC rules, and Mo's Texas TREC broker license (#620163).

For real estate in states other than Texas, she helps with universal concepts but routes you to a licensed professional in that state.

MiniMo is an AI tool. Texas's Responsible AI Governance Act took effect January 1, 2026, and it sets the rules for how AI systems interact with Texas consumers. We hold MiniMo to those rules on every conversation.

What MiniMo does

MiniMo uses OpenAI's GPT-4o large language model to read your questions and write calm, educational responses about Texas real estate. She does not represent buyers, sellers, or brokers. She does not provide legal, financial, lending, tax, or brokerage advice. She is a calm guide who points you toward the right licensed professional when the question calls for one.

What we disclose to you

Under TRAIGA ยง552.052, when you interact with an AI system in Texas you have the right to know it is AI. We tell you that the first time you open the chat, and the disclosure header on the chat surface reads "You are interacting with an AI." If you ever wonder whether you are talking to a person or a machine, ask MiniMo directly. She will not pretend to be human.

Your right to human-only help

You can step out of the AI conversation at any time and reach a licensed professional directly. For Texas brokerage services, contact Momentus Real Estate Group. For legal questions, contact a Texas-licensed attorney. For lending questions, contact a licensed loan officer. We respond to requests about your conversation data within 45 days as required under Texas privacy law.

We do not train on your conversations

Your questions, your situation, your private thinking stays private. We do not use your conversations to train AI models. MiniMo uses OpenAI, L.L.C. as the AI sub-processor, and under OpenAI's API terms OpenAI does not train models on data submitted through API calls. The categories of data we send, and the categories we never send, are described in our Privacy Policy.

Built-in safety guards

MiniMo runs runtime checks on every conversation. If a question involves real estate in another state, she names that limit and routes you to a professional in that state. If her input or output drifts toward protected-class language under fair housing rules, she resets and redirects. Conversations that trigger a safety guard are recorded in our internal audit trail without storing your raw content.

Enforcement and accountability

The Texas Attorney General enforces TRAIGA. Civil penalties range from $10,000 to $200,000 per violation, with additional daily penalties for continuing violations. We have built MiniMo to stay in her educational lane and to route consumers to licensed professionals whenever a real decision is in play. Ask MiniMo was created by Maureen "Mo" Cappallo, a licensed Texas real estate broker. She carries nearly 30 years combined experience in banking and real estate, and has personally served over 1,500 families across the Dallas-Fort Worth area, including more than 600 veteran families and more than 1,400 new construction transactions.
