Introduction

Ask MiniMo ("we," "our," "us") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use MiniMo, our AI educational tool for Texas real estate.

Ask MiniMo is an independent educational tool. She operates separately from Momentus Real Estate Group. Information collected through Ask MiniMo is used to operate and improve this educational service. Information is not used for real estate brokerage purposes. Use of MiniMo does not create any client relationship with Momentus Real Estate Group.

Information we collect

Information you provide

  • Conversation data. When you interact with MiniMo, we collect the messages you send and the responses she generates, so the conversation can stay coherent and so we can improve the service.
  • Email address. Required for the message-cap reset on the free Lite tier and for any Pro subscription record.
  • Texas license information (Pro tier only). Texas-licensed agents who upgrade to MiniMo Pro provide a Texas TREC license number and an attestation of current licensure. This information is stored as part of the subscription record.
  • Payment information. Card details are processed securely by Stripe. We do not store full card numbers on our servers. Stripe stores the payment method, and we receive a customer reference and subscription state.

Information collected automatically

  • Usage data. Anonymous patterns about pages visited, features used, session duration, and interaction patterns.
  • Device information. Device type, operating system, and browser type.
  • Log data. IP address, access times, and referring URLs.

How we use your information

We use the information we collect to:

  • Provide, operate, and maintain the educational AI service.
  • Improve and personalize the experience.
  • Process payments and manage Pro subscriptions.
  • Communicate with you about your account, service updates, or compliance changes.
  • Respond to your inquiries.
  • Monitor usage to improve the service.
  • Enforce the Texas-only Pro license gate.
  • Comply with legal obligations.

How we do not use your information

To be clear, we do not:

  • Train AI models on your conversations. Your questions, your situation, your private thinking stays private. This is an architectural decision, not a setting you have to find in a menu. MiniMo sends your messages to the AI for the duration of your conversation only. We do not retain them for model training, and our AI sub-processor (OpenAI) does not train models on data submitted through their API.
  • Sell your personal information to third parties.
  • Use your information for real estate brokerage purposes.
  • Share your conversations with third parties for marketing.
  • Use your information to create a broker-client or agent-client relationship.
  • Contact you with unsolicited real estate services.

AI processing

MiniMo uses artificial intelligence to read your questions and write educational responses. She uses OpenAI's GPT-4o large language model as the AI engine. The first time you open the chat, you see an explicit disclosure that you are interacting with an AI. We say it again any time you ask whether MiniMo is human.

What we send to the AI:

  • Your chat messages, the questions you ask
  • The current conversation history so the session stays coherent
  • System instructions that keep MiniMo calm, educational, and Texas-only
  • The MiniMo voice and compliance rules that govern her responses

What we never send to the AI:

  • Raw payment information (Stripe handles all card data separately and never routes it through the AI)
  • Any data tied to protected class (race, color, religion, sex, national origin, disability, familial status, or any other class protected by fair housing law)
  • Other users' conversations with MiniMo
  • Anything outside the educational scope of the conversation in front of you

We do not train on your conversations. Your questions, your situation, your private thinking stays private. This is an architectural decision, not a setting you have to find in a menu. MiniMo uses OpenAI, L.L.C. as the AI sub-processor, and under OpenAI's API terms OpenAI does not train models on data submitted through API calls. OpenAI retains data only as needed to deliver the response.

Your right to human-only help. You can step out of the AI conversation at any time. For any real estate decision, reach a Texas-licensed broker directly through Momentus Real Estate Group. For legal questions, contact a Texas-licensed attorney. For lending questions, contact a licensed loan officer. You can also request deletion of your conversation history at any time, and we respond within 45 days as required under Texas privacy law.

Built-in safety guards. MiniMo runs runtime checks on every conversation. If a question involves real estate in another state, she names that limit and routes you to a professional in that state. If language drifts toward protected-class topics under fair housing rules, she resets and redirects. Conversations that trigger a safety guard are recorded in our internal audit trail without storing your raw content.

Data sharing and service providers

We share information in the following circumstances:

  • Service providers. We work with trusted providers, including:
    • OpenAI for AI processing of conversations.
    • Stripe for payment processing and the customer billing portal.
    • Hosting and infrastructure providers.
  • Legal requirements. We may disclose information if required by law, court order, or government request.
  • Protection of rights. We may disclose information to protect our rights, property, or safety, or that of our users or others.
  • Business transfers. In a merger, acquisition, or sale of assets, your information may transfer as part of that transaction.

Data security

We use technical and organizational measures to protect your information, including encryption in transit, secure servers, and access controls. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

Data retention

We retain information for as long as necessary to provide the service and to fulfill the purposes described in this policy. Conversation data may be retained to improve the AI service. If you cancel a Pro subscription, we retain information for a reasonable window to allow reactivation, then delete or anonymize it.

Your rights and choices

You have the following rights regarding your information:

  • Access. Request a copy of the information we hold about you.
  • Correction. Request correction of inaccurate information.
  • Deletion. Request deletion of your information, subject to legal requirements.
  • Opt-out. Opt out of promotional communications through the unsubscribe links in emails.
  • Data portability. Request your data in a portable format where technically feasible.

Cookies and tracking

The Service is not intended for children under 18. We do not knowingly collect personal information from children under 18. If you are a parent or guardian and believe your child has provided personal information to us, contact us so we can delete it.

International users

The Service is operated in the United States. If you access the Service from outside the United States, your information may be transferred to, stored, and processed in the United States.

Changes to this policy

We may update this Privacy Policy. Material changes are posted on this page with the "Last updated" date refreshed. The verification date is anchored to MiniMo's source-of-truth verification date, which refreshes whenever the underlying compliance reference is re-verified.
